Navigating the transition to off-campus life at the University of Southern California requires access to clear, reliable information regarding the local leasing environment and available community infrastructure. As you prepare for the 2026-2027 academic year, understanding the technical details of the local security monitoring zones, transportation networks, and updated habitability protocols is essential.


This FAQ's page is designed to address common questions regarding the off-campus residential experience, providing the operational details and compliance data necessary for an informed transition near University Park and surrounding neighborhoods.

Leasing Timeline & Application Process

For the best selection, you should start your search 6 to 9 months before your desired move-in date. For the Fall 2026 term, pre-leasing typically begins in October 2025 and continues through early 2026. High-demand properties, especially large houses and studios near the USC Village, often secure commitments by January.

Our application process is entirely digital and can be completed in about 10 minutes. You will need a government-issued ID and contact information for a guarantor (typically a parent or guardian). Applications are reviewed within 24–48 hours once all residents and their guarantors have submitted their documentation.

Most residents require a guarantor to qualify, especially if they do not meet the minimum credit score (typically 650+) or income requirements independently. If you are an international resident without a U.S. guarantor, please contact our leasing team to discuss alternative options such as specialized deposit programs.

Monitored Zones & Security Infrastructure

The DPS provides active monitoring across a 2.5-square-mile area around the UUSC Campus. This zone receives 24/7 coverage from DPS Personnel and Community Service Officers. Choosing housing within this patrolled zone provides access to various university-supported monitoring resources and infrastructure.

The primary monitoring and transit assistance geofence is defined by the following boundaries:

  • North: Washington Boulevard
  • South: Martin Luther King Jr. Boulevard
  • East: Main Street
  • West: Normandie Avenue

Financial Guidelines & Budgeting

While this varies by property, most Stuho leases include basic property maintenance and access to common areas. Some premium apartments may include high-speed Wi-Fi and trash service, while electricity, gas, and water are typically billed to the residents.

On average, residents in shared housing spend between $35 and $100 per person per month on split utilities (electricity, gas, and internet). We recommend budgeting on the higher end during the summer months due to climate control usage.

Transportation & Parking

Yes. The C Route provides localized service within the University Park area, and the Intercampus Shuttle (ICS) runs between UPC, Union Station, and the Health Sciences Campus.

Parking availability is property-specific. Many of our buildings offer gated, on-site parking for an additional monthly fee, typically ranging from $50 to $150. Because street parking in University Park is limited, we recommend prioritizing parking needs early in your search.

Lifestyle & Roommates

While Stuho does not have a formal matching program, we can often connect individual students who are looking for a spot in a shared unit.

Pet policies are property-specific. Many of our standalone houses and select apartment complexes are pet-friendly with an additional deposit or monthly fee. Always confirm the pet policy for a specific unit before signing your lease.

We offer both furnished and unfurnished options. Our furnished units typically include a bed frame, mattress, desk, and chair. Check the individual property listing to see the specific furniture package included with your unit.
